The Butler Township Planning Commission has denied a recommendation concerning a housing development planned for the Highfield area.
After hearing from a representative for the developer of the 39 acre Highfield Trails plan on South Duffy and Highfield Roads for a third time, the commission decided to deny recommending approval to the Butler Township Commissioners.
The Commission came to their decision after feedback from the Township Zoning Officer as well as the Township solicitor who both maintain that the proposal does not comply with the Township ordinance language concerning density requirements.
After mentioning the idea of reducing the proposed number of single family units from 113 to 100 last month, the developer decided to move forward with the original plan and then also filed a second plan which contains the lower number of units.
The first plan will next come before the Butler Township Commissioners later this month with the recommendation to deny from the Planning Commission. The second plan will appear on the agenda of the next Planning Commission meeting on April 6th.
The first plan will then go before the Zoning Hearing Board for a discussion about compliance with ordinance on April 7th. That board will have 30 days to release their findings after which either the developer or the Township will be able to appeal that ruling to the Butler County Court of Common Pleas.
